ASTM Phase I Environmental Site Assessment (ESA)
Phase I reports are used to assess the environmental condition of commercial properties to satisfy the requriements of all appropriate inquires and other uses. AES can perform a Phase I ESA, which will consist of a review of reasonably ascertainable information (Sanborn Fire Insurance Rate Maps, Historic Topographic Maps, Historic Aerial Images, public record information, chain of title searches, city directory searches, interviews, etc.) and a site inspection. The purpose of the report is to identify the presense/absense of Recognized Environmental Conditions (RECs) and recommend a Phase II investigation if necessary.

ASTM Phase II ESA
Phase II ESAs are conducted to determine if RECs identified in the Phase I ESA are an environmental concern. The Phase II investigation consists of intrusive onsite testing including soil sampling, groundwater sampling, indoor air sampling, geophysical surveys, video inspections of drain lines, etc. The Phase II report concludes if each REC contains contaminants of concern above the regulatory limits or not.
